Current Opportunities: Lead Carpenter
You are the Robinson Renovation and Custom Homes, Inc.’s on-site assistant
manager of the construction project. Your performance is extremely
important to the smoothness of the project and the continued success
of our company. You are on the “front line” in achieving our company
goals of superior product quality and superior client satisfaction.
Your job is to assist the Project Superintendent with the following:

Specific Duties:
1. PROJECT PACKAGE:
You are responsible for knowing and understanding all project paperwork:
plans, specifications, contracts, estimates, change orders, purchase
orders, and subcontractor bids. Any questions you have, or discrepancies
you discover, should be referred to the Project Superintendent. Your
manual and project folders must be kept secure and private at all times.
No person outside the company may have access to this information, especially
clients. Never leave your manual unattended on job sites.
2. PRE-CONSTRUCTION CONFERENCES:
You will participate in pre-construction conferences, using
the opportunity to foresee any problem areas, plan discrepancies
or contract uncertainties. This opportunity should also
be used to finalize your initial material orders with the
Production Manager (i.e.: framing), obtain field measurements
for long lead special order items (i.e.: windows, doors),
obtain samples such as siding or roofing to be matched
and to pin down subcontractor start dates. This opportunity
should also be used to develop a good working relationship
with the client.
3. CRAFTMANSHIP:
You may be responsible for performing some carpentry labor
on the project, as needed. When other carpenters or helpers
are on your project, you are responsible for assigning
them work, expediting their performance, generally supervising
them and inspecting their work. You goal, and our company
goal, is to provide our clients with superior quality,
value, and service.
4. SUBCONTRACTORS:
You are responsible for coordinating subcontractor’s schedules
in a timely fashion (one week in advance). The Production
Superintendent and Production Manager will assist as necessary.
You are responsible for supervising and checking their
work and coordinating their return times until their current
phase is completed. When it is time for the second or third
phase of their scope of work, you will remain responsible
for requesting the scheduling in a timely fashion. You
are responsible for verifying that all necessary materials
are on site and in good condition so that the subcontractor
can perform his duties without delay. Do not schedule until
this has been verified. You are also responsible for working
out their layout problems, ensuring their proper performance,
and seeing that they get timely inspections of their work.
5. MATERIALS:
Project personnel should pick up materials only under emergency
conditions! You are responsible for ordering materials
promptly and accurately, with at least 24 hours notice.
Use the proper purchase order numbers when ordering materials
(i.e.: job number followed by the cost code category).
You are responsible for checking material deliveries for
accuracy and quantity, size, and for any quality problems
or damage. Be sure to note any problems directly on the
delivery ticket. Unused materials should be returned to
the warehouse in their original boxes in good condition.
Call supplier with any discrepancies.
6. CHANGE ORDERS:
If a client requests any changes to be made to their current
plans, including upgrades, downgrades, or any addition
or deletion from plans and specs, it is your responsibility
to obtain pricing information required to create the change
order and forward to the Construction Coordinator. Do not
quote any pricing to the client and do not start work on
change order until authorization has been received. See
the Change Order Process in your manual for change order
procedures.
7. OWNER’S PUNCH LIST:
You are responsible for giving the client the punch list
form a few days before the final inspection date (you can
work on the list while waiting for inspection). Explain
to the client how the punch list works and state a time
frame for returning the form filled out and signed. Complete
the punch list in a timely manner, initial items when completed
and have client inspect your work and have client sign
the completed punch list upon satisfaction. Return to the
office along with final inspection paperwork, permit, and
permit plans.
8. SALES PUNCH LIST:
All projects will be inspected by the salesperson during
a post construction walk-through. You are responsible for
completing any items on the sales punch.
9. PROJECT CLEANLINESS:
Adequate dust protection is one of your most important jobs.
Try to keep all dust and dirt isolated from the clients
as much as possible; use plastic wherever and whenever
possible. Broom-clean the project sites daily and call
the Project Superintendent or Production Manager to schedule
trash pickups on a weekly basis. Trash should be put on
plastic that is laid on top of plywood. Absolutely no food
trash is to be put in the construction trash. Put all food
trash into the RRCH trashcan. Be responsible for ensuring
the job site sign is located in a prominent place and keep
it in good condition.
10. PROJECT SAFETY:
Project safety for both the clients and our workers is your
responsibility. Wear hard hats, goggles, steel-toed work
shoes where necessary. Be sure that project conditions
encourage safety. Secure all doorways that do not have
proper means of exiting. Monitor both company and personal
equipment, such as electrical cords, for proper safety
features, and inform the office of any unsafe conditions.
Protect the client’s property. Do not use, or allow others
to use, any of the client’s equipment, tools, or cleaning
supplies. Set up and monitor a “safe place” on the project
where items to be reused are protected. You are responsible
for the client’s security. Be sure to lock up carefully
at the end of each day. Do not leave ladders at house windows
for possible use by burglars.
11. CLIENT COURTESIES:
No smoking is allowed inside a client’s home. Smoking is
permitted outside only. See that a butt can is designated
and used by smokers. No abusive or foul language is to
be tolerated. Absolutely no alcohol or drugs may be used
on the project or anywhere near the project site at any
time. Such use of alcohol or drugs will result in instant
dismissal.
12. INSPECTIONS:
You are responsible for scheduling county/city inspections
at least 24 hours in advance.
13. SCHEDULE:
You are responsible for completing the project on the date
specified on the schedule. Be sure the project stays on
schedule or ahead of schedule by monitoring progress. Notify
the Project Superintendent or Production Manager if you
will have any problem keeping to the schedule by turning
in weekly updates.
14. COMPANY EQUIPMENT AND VEHICLES:
You are responsible for maintaining company vehicles in
good condition and all company tools used by you. The proper
and
safe use of company tools and vehicles is also your responsibility.
If tool repairs are needed, you are responsible for reporting
this information to the Project Superintendent or Production
Manager.
15. TIME CARDS:
You are responsible for turning in time cards to the office
by 7:30am on Monday each week, along with all shipping
receipts, mileage logs, quality checklists, schedules,
and any other paperwork needed by the office.
16. Strive for no warranty calls and
zero punch!
The Assistant Project Superintendent will maintain working
hours from 7:30am to 4:30pm.
